The homeowner called because their T&P (Temperature & Pressure Relief) valve kept tripping. Most people assume that means the water heater is failing. First thing Micah did was check the incoming water pressure at the hose bib.
The gauge read over 130 PSI. Normal is 40–80 PSI. At that pressure, the T&P valve is doing exactly what it’s supposed to do — protecting the home from a dangerous overpressure situation. The water heater wasn’t the problem.
A PRV (Pressure Reducing Valve) sits on your main water line where it enters the property. Its job is to reduce street pressure to a safe level for your home. When it fails, it stops regulating — and full street pressure floods your plumbing.
When they dug it up, the old PRV was corroded and stuck wide open. It had likely been failing for a long time — causing the T&P to trip, wearing out the water heater faster, and stressing every fixture in the house.
